Bermuda vs. Zoysia: Which Grass Is Best for Your Georgia Lawn?

Kenneth Gay

GopherTurf Owner, Licensed Lawn Care Professional

Bermuda grass is best for sunny, high-traffic Georgia lawns that need fast recovery and drought tolerance. Zoysia grass is the premium choice for lawns with partial shade, homeowners who want lower mowing frequency, and a dense carpet-like appearance. Both are warm-season grasses that thrive in Georgia's USDA Hardiness Zones 7b–8a, go dormant in winter, and benefit from the same core lawn care services. The right choice depends on your yard's sun exposure, traffic level, and maintenance preferences.

Bermuda Grass: The Workhorse

Bermuda is the most common lawn grass in central Georgia, and for good reason. According to the UGA Extension, Bermuda grass varieties like TifTuf and Celebration are specifically bred for the Southeast and offer excellent heat tolerance, rapid establishment, and aggressive growth that repairs damage quickly.

Choose Bermuda if:

  • Your yard gets full sun (6+ hours of direct sunlight)
  • You have active kids or pets that create heavy foot traffic
  • You want the lowest establishment cost
  • You don't mind mowing frequently during peak summer growth
  • You need a lawn that recovers quickly from wear and damage

Common Bermuda varieties in Georgia: TifTuf (best drought tolerance), Celebration (best overall), Tifway 419 (classic choice for sports turf), and common Bermuda (lowest cost, can be seeded).

Zoysia Grass: The Premium Choice

Zoysia creates a dense, carpet-like turf with a soft texture that feels great underfoot. It's the go-to choice for homeowners who want a premium look with less frequent mowing. The UGA Extension recommends Zoysia for Georgia lawns with moderate shade and homeowners seeking lower maintenance.

Choose Zoysia if:

  • Your yard has areas of partial shade (4–6 hours of sun)
  • You want a premium look and soft texture
  • You prefer less frequent mowing in summer
  • You're willing to invest more upfront for sod
  • You want dense turf that naturally resists weed invasion

Common Zoysia varieties in Georgia: Zeon (finest texture, best shade tolerance), Empire (good all-around), El Toro (fast establishing for Zoysia), and Palisades (good cold tolerance).

The Maintenance Factor

Both grasses benefit from the same core services — weed control, fertilization, aeration, and insect control. The key maintenance differences are:

  • Mowing: Bermuda needs mowing every 4–5 days during peak growth; Zoysia every 7–10 days. Bermuda does best at 1–1.5 inches; Zoysia at 1.5–2.5 inches.
  • Fertilization: Bermuda needs 3–5 pounds of nitrogen per 1,000 sq ft per year; Zoysia needs 2–3 pounds, according to UGA recommendations.
  • Thatch: Zoysia is more prone to thatch buildup and may need dethatching every 2–3 years. Bermuda thatch is typically managed with regular aeration.
  • Watering: Bermuda has deeper roots and better drought tolerance. Zoysia needs slightly more consistent watering during extended dry periods.

Can't Decide? Use Both

Many Georgia homeowners have both — Bermuda in full-sun areas and Zoysia in partially shaded spots around trees and along north-facing areas. This is a practical approach that plays to each grass's strengths. The transition zones where the two grasses meet will require some management, but both respond well to the same fertilization and weed control programs.
